Constructed in 1835 SANTA FE IN ARCHITECTURAL CDNTRDLCOMMUNITY PLANNING -^ -f munity planning, who saw in the gently rollinghills of this property, which combines fertile val-leys with commanding home sites, the ideal set-ting for a development of country estates thatwould appeal to people of culture and means byproviding a source of income combined with gra-cious living conditions. At that time use of protective restrictions and JANUARY, 1947 architectural control in urban community plarmingwas not uncommon, but rural areas were slowto adopt this means to combat the unsightly fringeof shacks, bill boards, and hot-dog stands whichline many of our country highways, defacing thenative landscape. A combination of flowers, lawn, and shade trees sistance from purchasers, hesitated to incorporatethem in rural and suburban developments. But, acting upon the advice of the communityplanner who believed protective restrictions themeans to insure a more substantial quality of im-provements, Mr. Hodges adopted this policy in hiswork with Rancho Santa Fe. Today control of this community planning isvested in the residents themselves through themedium of a protective covenant mutually agreedupon by the property owners. A non-stock, non-profit corporation known as the Rancho Santa FeAssociation, to which all property owners belong administers the protective policies established inthe covenant through an annually elected Boardof Directors, who, in turn, appoint an Art Jury con-sisting of a licensed architect and two residentproperty owners to review all plans for new con-struction in the community.
